DJ Foley are able to act on behalf of both landlords and tenants in rent review and lease renewal negotiations.
For landlords a rent review is the time to maximise value by achieving a rental increase. However, as active ‘asset managers’ we also see it as a time to consider the overall health of the investment and it is often an appropriate time to consider other measures to add value such as lease extensions etc.
Lease renewal is again a vital time for commercial property owners. We are able to advise on the serving of appropriate Notices and Schedules and will seek to advice our clients on all alternatives including where appropriate, redevelopment. In a straight forward lease renewal situation where both landlord and tenant wish to renew the lease we will seek to negotiate the best terms possible on behalf of our client.
For tenants the receipt of a rent review notice can be a frightening time. On behalf of our tenant clients at rent review we will seek to minimize the rental increase and achieve the best result possible under the terms of the lease.
Similarly, the receipt of a Section 25 lease termination notice for a tenant can be a worrying time. We will seek to make sure the tenant’s rights under the ‘Landlord and Tenant Act 1954’ and subsequent relevant legislation are fully protected and that the best result possible is achieved for our client.
